Why a modern-day online auction could be the best way to sell your property, land or business premises.

There are many reasons why it may be worth considering an online auction to sell your property or land.

Our aim is to always to achieve the highest price possible for our clients and an online auction provides this in each market and within a defined timescale in a modern-day setting.

Properties will still receive our dedicated marketing as a traditional sale, including the Andrew Granger website, social media platforms, Rightmove, OnTheMarket and speaking to active buyers on our database.

With all the advantages of a conventional auction, the online option offers a new level of flexibility to both buyers and sellers whilst retaining the transparency and certainty attributed to an auction process. Unlike a traditional auction, our online platform runs 24/7 which means that properties can be brought to auction at any time.

Selling by online auction is a fair and open process for both the seller and the buyer. Where there is a high demand for a property, selling by auction also avoids the less favourable practices of gazumping or a ‘sealed bids’ Dutch auction.

Given that the property’s legal pack is prepared in advance, the buyer has 20 working days to exchange on the sale leaving the online auction buying process open to conventional buyers who already have funding in place, and providing a more favourable quicker process for both parties.

All buyers undertake ID verification checks and are approved prior to bidding, with a legally binding exchange occurring and a deposit paid online making this a trusted method of selling and excellent value for money for the seller.

Some examples of properties that would be ideal to consider for a modern-day online auction:

•    Unique properties
•    Property for renovation
•    Vacant properties
•    Tenanted properties
•    Probate
•    Land development opportunities
•    Land between two neighbours
•    Where the property is difficult to appraise
•    Property has been on the market for a while and not selling via traditional marketing
•    Property carries a lot of equity
