Of course, we’re biased here at Andrew Granger & Co – we’re already lucky enough to live and work here but as a property firm working within the East Midlands for over 32 years now, we have certainly seen a noticeable increase in new people moving to the area, particularly Londoners heading north for a variety of lifestyle changes.
The pandemic has changed many things for many people and with a lot of us now able to work from home, it makes a move to a new location even easier. And why wouldn’t you when you can still have excellent transport links and amenities but with the countryside on your doorstep and properties offering more living space, more garden, and better value for money than where you’re perhaps used to?
Despite the end in sight for the stamp duty holiday we’re still seeing many properties exceeding expectation in terms of sale price as there are still a lot of people looking for their dream home in the area.
As well as more living space, more garden and even land in some cases, property buyers looking within Leicestershire and Northamptonshire can also find properties offering countryside views, space to work from home, annexes, rural, village, or town locations, a wealth a different types of period and character homes….we could go on.
But buyers must be on the ball. Properties are selling quickly and at times are having to go to ‘best and final’ offers due to the volume of interest. If you’re currently looking to re-locate to the East Midlands, have you researched your preferred areas and registered with all of the local estate agents yet? That would be our first piece of advice. Being in a position to move – e.g having sold or accepted an offer on your current home, or currently living in rented accommodation would be our second piece of advice. Buyers really need to be in a strong buying position to act fast.
