Top tips for presenting your house for sale

Selling your home is a significant event in life, whether you do it once or numerous times, so why not help yourself to achieve a quicker sale and the best possible price for the property.

·       Kerb appeal

Believe it or not most buyers will make a decision on your home within the first few minutes of standing outside. Key things here are to tidy the frontage, trim back trees and shrubs, plant flowers and wash/paint the front door and windows if they’re looking tired. First impressions really do count.

·       De-clutter

The important thing here is to try and only keep what you use on a daily basis along with your favourite decorative items and clear out or put into storage the items that don’t fall within this – including excess furniture. It’s best to present your house looking as light and spacious as possible with clutter free surfaces so that the buyer can really see its potential and not get distracted by your belongings.

·       Establish the rooms

Use and set out every room as it should be used, particularly bedrooms as buyers quite often think that they can’t fit a bed into it unless they can see one in situ. You can’t rely on buyers always having ‘vision’ to see past things so it’s best to show them the rooms how they expect it to be used.

·       Freshen things up

A fresh lick of neutral paint, particularly in the hallway, fresh tiling grout or new sealant around the bath and shower can make a huge difference to your house feeling clean and for the buyer to feel that they have less jobs to do when they move in.

·       Keep it light

Neutral colour paintwork is always best for creating a light, blank canvas that buyers can then visualise their own style onto. It also helps to make a darker room look better. Mirrors are also an ideal way of creating more light, particularly in smaller spaces and hallways.

·       Clean, clean, clean

Ensure that each room is cleaned thoroughly including toilets, bathrooms and built-in cupboards. Again, use the opportunity to have a good clear out of unwanted items. The last thing that you want is buyers thinking that the property simply isn’t big enough when every cupboard is full and disorganised.

·       Make the most of the outdoor space

As with the frontage of the property it’s very important to tidy, prune and plant flowers in any outdoor space that you have. Sweep paths, decking and patios and make sure any fencing looks tidy and in good condition. Adding seating where the buyer could envisage themselves sitting in the sunshine with a drink is always a nice touch too.

·       The finer details

Fix the small things that you’ve simply been living with, make sure all windows have window dressings such as simple blinds or curtains, leave lamps on to create warm lighting, light the fire in winter, have fresh flowers in the house and fruit in the fruit bowl, eliminate pet and cooking aromas and clean the windows – all of these little things make a huge difference.
