How to choose a survey for your new home

Getting your potential new home surveyed by an experienced surveyor is crucial in helping you decide whether or not to buy a property. Having an expert eye look over the building to save you from any unexpected “surprises” can save you money in the long run, but there are lots of different types of surveys to choose from.

Which one do you pick?

1. A building survey
If you’re looking at an unusual property or one that is older or a little run-down, this might be for you. Your surveyor will look at the exact construction and condition of the property, and is tailored to your needs. You’ll get detailed technical information about the materials, as well as any defects which need addressing.

2. RICS HomeBuyer Service 
This is an ideal report for the vast majority of properties in Leicestershire built since the middle of the 19th Century up until present day, and it includes an inspection, a report and a valuation. Looking at all parts of the building, the surveyor will offer clear advice for what is needed before committing to buy, and the report is very ‘user friendly’.

3. RICS Condition Report 
This is a very straight forward report on the condition of the property without giving any advice or valuation. The surveyor will note any defects that have been found and how urgent repairs are. It is ideally suited to very modern properties in Leicestershire, and includes advice to legal advisers which they wish to pursue including such things as guarantees and planning and building regulation matters.
